I bought a 2-bedroom apartment in Welcome Residency, Arjan through Mr. ShahZaib Muhammad from Emirex Properties, and honestly, I couldn’t have asked for a better experience. I didn’t even have a mortgage pre-approval at first, but ShahZaib guided me through the whole process and made sure I got the approval. He also managed to find me a really good property at a great price. Every time I got stuck—whether it was the mortgage process, MOI extension, or even the handover—he always had a solution. Even after everything was finalized, he’s still been helping me out whenever I need support. He’s honest, supportive, and very professional. The whole transition was super smooth, and I would definitely recommend him to anyone looking to buy property in Dubai.

We’ve been living here for almost 2 years. We love the staff, the building is clean, they help where they can. I have only 4 complaints and one of them is more the reason of why I’m only giving 3 stars. 1, something is leaking water in the parking lot and there’s water by my car most of the time. 2 the ac in the lobby and hallways don’t work and they won’t fix it and the building is fullll of babies that play in the lobby it’s too hot for them. 3 they had ladies hours at the pool that was great and they removed it for no reason at all. 4, THE FIRE ALARM EVERY DAY AND NIGHT!!!!!! I’ve lived in Dubai for awhile and I’ve NEVER had a fire alarm go off every day especially at sleeping hours IN THE BEDROOMS. It’s an ear piercing sound and it scares you and leaves you shaking. This building is FULL of families and babies, almost every apartment if not every apartment has a baby. Nap time, FIRE ALARM. Bed time, FIRE ALARM. 11pm, 3am, 2am, 11am. I’ve requested multiple times to PLEASE PLEASE, practically begging to lower the volume if you cannot turn it off in the bedrooms( I know they can turn it off in the bedrooms and I know they can lower the volume) leave the living room/kitchen alarm on. Mind you, you can hear it loud and clear in the hallways. My baby has woken up screaming multiple times and us scared multiple times. Just this week EVERY DAY for 4 days now it has gone off sometimes more than once. If you plan to live here, know that you will be unheard when it comes to the fire alarm horror

I've been living here since October last year, and I'm very satisfied. The staff working here are incredibly friendly and always keep the building beautifully maintained. I was especially impressed by how even the parking area floors are cleaned almost daily. The residents here are also very kind. I truly believe this is the best place to live in Arjan.

MOLD!!! If I could give less than 1 star, I would. I have been living in this flat for two years, and for the past year I have been dealing with recurring mold issues. It began with a water leakage in the washroom, which I promptly reported to Welcome Residency and Al Seeb. The repair work carried out was inadequate, and the problem persisted. In addition, several rooms (including the living room and storage areas) had poor sealing, allowing warm air from outside and the common areas to enter. These gaps, combined with the unresolved leakage, caused internal damage and led to significant mold growth inside the vents and across all AC units in every room. Despite raising these issues, there has been no meaningful ownership or accountability from the property management. Living with these conditions has been extremely difficult, and the lack of proper response from management reflects poorly on how Al Seeb and CAPMS (Classic Assets Property Management Services) handle their properties.

We moved into Welcome Residency from Business Bay on February 12, 2025. Overall, we’ve had a positive experience so far. The building is clean, the staff is friendly, and the security seems reliable. However, there’s one major concern that’s been difficult to ignore—the fire alarm system. From our very first night here, the fire alarm went off because someone was cooking. We evacuated the apartment in a panic, only to realize it was a false alarm. Since then, this has become a near-daily occurrence. The alarm is extremely loud, echoing through the bedrooms and hallways, and it always startles us—especially our 7-month-old baby, who wakes up crying in distress each time. The most troubling part isn’t just the inconvenience, but the serious safety concern this poses. With so many false alarms, we’ve begun hesitating before reacting, wondering if it’s yet another cooking incident. In the event of a real fire, those lost minutes could be critical. It’s reached a breaking point—today alone, the alarm rang four times. A few days ago, it went off at 12:56 a.m., jolting us all out of deep sleep. It’s extremely unsettling and frankly, exhausting. We’ve lived in other buildings before and never experienced anything like this. This issue urgently needs to be addressed, not only for peace of mind but also for the safety and well-being of all residents. We sincerely hope management takes this seriously and works toward a solution.
