During the past 2 years of living at the facility managed by LOAMS, I have had an incredibly frustrating experience. The issues with access cards and car access seem to be a never-ending problem, making it nearly impossible to access my own home. The lack of maintenance and cleaning only adds to the overall dissatisfaction. The AC supplier, Insta, has been particularly disappointing, providing one of the worst services in Dubai. I believe Damac should reconsider their decision to introduce the app and revert to their previous management system, as LOAMS has been nothing short of a disaster.

The building location is very good, but it's so low level of maintenance and has been getting more poor every month!!! You can't compare it with other service apartments in the same area at all. Swimming pool: The cleaning filter is broken at least 3 months in a year, making water not clear and your skin getting sticky and sometimes can feel bad smell from water. There is a guy called life guard but better to consider nobody is there! Jacuzzi: same as swiming pool Steam room: Recently they put some plastic things on the steam room floor which normally use for out door and should not be used in hot isolated rooms like steam rooms/suna, its smelling so bad and when you breath it feels like you smoke kind of chemicals materials on your lungs, so forget a relaxing good smelling steam room. Not sure where we can complain about this plastic chemical material since it could be a health issue for residents. Also be careful your feet may burn in steam room since the L shape pipe in room broken in last 1 year and steams will not go up and will directly come to your feet!!! Common showers have been broken in the last 3 months, and there are lots of health and safety risks over there. At reception basically, nobody knows how to activate your plate for the parking gate. After 6 months, I just gave up and forgot it. Just wondering if there is any proper facility management even exists for this building, or is Damac checking health and safety issues and risks and quality of the services like auditing them. Dont expect Damac quality service apartments from this building!

Management became worse and worse every single day!!! Now is 9:15pm and the pool is closed!!! I pay for it and why I should struggle if there is no lifeguard! He used to sitting in his phone or on the stairs. But before there was not a problem. Or his just left “no lifeguard duty”. Nobody cares. And now you decided to close the whole area!!! Not only pool, but playground and so on! I am so-so angry! When can I use all facilities I pay for? If you open this door at 10 am and close at 9:15pm (at least)???

I have had an absolutely terrible experience living in this building. The reception service is consistently rude and unhelpful, creating more problems than they solve. The security service is just as bad, with arrogant and confrontational staff who seem to take pleasure in making residents' lives difficult. I've had multiple run-ins with both the reception and security staff, and each time it's been an absolute nightmare. They seem to have no interest in actually providing a service to the residents, and instead act like they're doing us a favor by simply existing. Overall, I would strongly advise against living in this building if you value even a modicum of customer service and respect. The reception and security services are a complete disaster and are more likely to create problems for you than solve them.

We live in Dubai for 11 years. I just did the mistake and moved here but I can not wait for my yearly contract to finish. 1. Corridors, entrance lobby and toilets in the gym and pool level smell as mold/wet, a very strong and disgusting smell. Dear Damac, If this can not be fixed cod you at least place some nice smelling devices to change this awful odor? 2. Some of the staff are lovely, but majority do not speak english so it is difficult to comunicate with. Few are also rude, unhelpful,they seem so unhappy being here. They look as not taking care of, not well groomed like other buildings employees in Downtown. Dear Damac, could you provide grooming lessons and standard for your Downtown Employee? 3. Accessing the lift to go to the parking space or to your floor, you require a QR code/ or your id to be register. That is awful! I had several issues with the damac living app, doesn’t work and reception refuse to assist with the QR code. 4. Furniture in the apartment it is bulky, big and not practical. colours not matching : black, gold, grey, silver, green, purple, beige, white, blue, all in one living room: the standard furniture provided by Damac designers. I thought I can reorganize and make it look like Home. Big mistake, nothing can change this design, only throwing everything and buying new furniture. Dear Damac, Have you thought taking some young designers with modern study and use some practical quality furnitures for your hotel -apartment buildings? 5. Parking space very difficult to access, the corridors small, difficult to enter with a big SUV. Update: if u are coming with groceries and u need help from the concierge, even if this is a hotel apartment, nobody will help you! And they even say : make sure to bring the trolley down! First time in 12 years of living in Downtown Dubai *Location is the only positive aspect of living here. Will I recommend it ? No! Will I ever buy Damac? No! Will I ever rent Damac ? No! Will I finish my rent? Yes! I did a mistake choosing Damac ? Yes ! Dear Damac, please improve your future projects and fix your previous projects. Regards, A very disappointed tenant.
