I’m deeply disappointed with the condition and management of this building. After returning from a two-month trip, I found my apartment completely without water. The water supply had been shut off with no prior notice whatsoever. This is unacceptable. The explanation given was a leak in the apartment below — which is very strange, considering that my apartment was completely closed and unoccupied the entire time. It’s clear that the issue comes from poor plumbing installation within the building itself, not from any fault or damage in my unit. In addition, the pool area is in terrible condition. Several sun loungers are broken, and the flooring is full of cracks. In some areas, the ground has caved in and formed holes — in fact, last week I stepped into one and hurt my foot, which is a serious safety hazard. The gym also requires urgent improvements. Although disinfectant is available, there are no clear signs or reminders encouraging users to clean the equipment after use. Many people leave the machines sweaty, which contributes to a persistent bad smell in the room. Using towels during workouts should be mandatory, as it would greatly help with hygiene and reduce the buildup of sweat on the equipment. Another major issue is the lack of a water fountain — there is no access to drinking water, which should be standard in any fitness facility. Another ongoing problem is that the 15th floor constantly smells like cigarette smoke. The odor travels through the air ventilation system and enters the apartments. There have been times when I came out of the shower and, within minutes, my body and hair were completely soaked with the smell of cigarette smoke coming from the vents. I am not a smoker and I have a strong allergy to cigarette smoke and its odor — it causes me serious discomfort. I also want to mention the barbecue area, which was clearly poorly planned. While the idea is great in theory, the space lacks even the most basic infrastructure to be usable: there are no tables to place food or cut meat, no chairs to sit, no sink to wash hands, and no shaded area to protect from the sun. This makes it extremely uncomfortable to use. A space with such potential deserves a more thoughtful and functional design. I truly believe this building needs greater attention to key areas of maintenance and day-to-day management. With a few improvements and a more proactive approach, the quality of life for all residents could be significantly enhanced. We all deserve to live in a safe, clean, and comfortable environment.

very strange and concerning encounter.. following on from my stay in which I booked an Airbnb and left straight away due to the poor moulding, I realised some items were missing. I notified their security supervisor, he claims to have seen someone access the property while I was out and recommended I contact Police. After 2 hours of waiting for the police, I found out he was referring to me. While there, I saw other guests arguing with security about items that were left in the downstairs lobby that went missing. It has put me off every renting or buying a Damac apartment.

Dear Building Management, I hope this message finds you well. I wanted to share a suggestion that I believe would greatly enhance the living experience for many residents, especially those with late work hours. Currently, the pool closes at 10 PM, which can feel quite limiting for tenants who work late or simply prefer to unwind later in the evening. In comparison, many other buildings, such as Danube, keep their pools open until 3 AM, offering greater flexibility and convenience. Extending the pool hours would not only be appreciated by current residents but could also serve as a strong attraction for potential tenants. It promotes a more balanced lifestyle and adds value to the amenities already available in the building. I would also like to highlight an important improvement that could greatly enhance our gym facilities. The gym currently lacks a key piece of equipment — the all-in-one training machine, as shown in the attached pictures. This versatile machine allows users to effectively train multiple muscle groups including the back, arms, chest, and more. It’s a staple in most modern gyms and would be a valuable addition to ours. Installing this machine would significantly improve the gym experience for many residents and show that the building is committed to supporting a healthy, active lifestyle. One of the worst towers in JVC. The only good thing about it is the location. The building is full of insects—even though I was living on the 28th floor, which is supposed to be a high and cleaner level. I returned the apartment in excellent condition and on time, but they delayed my security deposit for nearly 5 months. I only got it back after constant follow-ups and threatening legal action. Extremely unprofessional management—definitely not recommended.

Building has a cockroach problem. I had rented the apartment in July but moved in in October for the first time. There were cockroaches in the apartment. Called cleaners, pest control, had the cracks sealed. But cockroaches still kept coming from the hall. Reception staff is nice, promised to find the nest, but did not resolve the issue for weeks. Then I got angry and complained to the management - they got the common areas sprayed, but again did not destroy the nest, so cockroaches came back on the same night the pest control left. I had no further update on the resolution until this day.
