Dont buy nor rent in this building. I am a new tenant and in the first day, i discovered there is no ventillation system (neither fresh air nor exhaust air) and this is unhealthy and unhabitable. When i visited the unit for viewing DEWA was disactivated so i couldnt realise the issue bexause no electricity, but when i activated DEWA there was no exhaust still so i opened the air inlet and discovered that they are empty (only decoration)... it is my first day and my contract is one year, i am screwed. Update; Today is the 3rd day and the air coming out of the AC has a very bad smell (pee) and sometimes it smells the same smell of building corridor.

The building itself is very comfortable and always clean, reflecting the high standards maintained by Samana Holding. The maintenance team is highly efficient, always available, and responds promptly to any issues, which adds to the convenience and comfort of living here. Over the past two months, I have noticed a significant improvement compared to before. A special thanks to Mr. Ahmed for his exceptional follow-up and dedication to improving the services in the building. His genuine interest in ensuring residents are comfortable and satisfied is truly commendable. This level of care and professionalism has made a significant positive impact and is greatly appreciated. Thank you for the excellent service and commitment to quality!

Dear management of this building, for 2 months we have not been able to solve the problem in apartment 204!!!! I am a tenant, and owner of the apartment and the agency has been an intermediary throughout this entire time!!! We are stating this with you! And you are not solving this problem in any way! Please take urgent measures to eliminate the problem with leaking pipes in apartment 203 and above, which is likely!!! There is an obvious malfunction in the water supply system!!! Please reply to our email and take immediate measures in this matter!

Washrooms ceiling leaking for 3 months due to waterproofing issue and mold spreading all over the apartment for 10 months. Meanwhile, I'm suffering while dealing with different incompetent building management and developer. My emails has been ignored, security are useless despite their kindness, maintenance guy used as decoration and can't do much. Don't even think about renting or buying from Samana Developers. It's leaking from everywhere and they won't even acknowledge your complaints and even try to fix. Extremely careless management and poor quality.
