I live in this building. The Maintnance do a great job of keeping it clean and the security guards in the front desk are super friendly and helpful. But this building has a lot of issues. Mainly the car park security guards and the guards who roam the premises. As well as the facilities of the building. 1. The security guards in the parking areas are so rude and frustrating to deal with. Emaar does not do a good job of training these guys. They cause SO many issues for Cafu and delivery drivers. I had someone come to change the battery on my car, a 5 minute job at max, and the security guard decided to stand and argue with him about parking in front of my car to change the battery for about 20 minutes. Same with the Cafu guys. Security will come and give them such a hard time when they can clearly see them washing a car. 2. Nothing infuriates me more than being asked 20Questions about whether I live in the building. I’ve been here for one year. I come and go every single day. Yet if security see me sitting in the lobby they will ask me if I’m a resident and if so which apartment etc etc. 3. Security guards would rather argue with me about me leaving a part of my car inside my parking space, than deal with the relentless number of people who flick cigarettes off their balcony, or deal with people who drill into their walls at 2am. 4. Why does the gym require opening and closing hours? There’s no person on site for health and safety unlike the pool. Why should the gym be locked before 6am? It makes no sense. I will give a special mention to the good things - The night time security guard at reception in PH2T1 - Very friendly and super nice guy. He always makes conversation, he is super polite and I hope they never change him. He gets 5* from me. He always has time to talk to everyone which is really nice. Also the cleanliness of the building is pretty good. The cleaning team are very good with cleaning the floors, inside windows and communal areas. They deserve praise. But the wider issue with car park security guards and general maintenance seems to be a common problem at the moment with Emaar in particular at Park Heights. I hope they address this issue and actually speak with the residents. Oh and no visitor parking. So annoying.

Located in Dubai Hills, Dubai's new sophisticated address. The city offers Parks, Offices, Residential buildings, Mall, Villas, Golf course, Mansions, Hospital and Schools. Park Heights 2 offers premium amenities, luxurious facilities and modern finishing. It's a walking distance from Dubai Hills Mall and Park.

Very small apartments, no visitor parking, maintainence issues, security policies added on top make this place unlivable. It is a perfect example of how developers can make their board members happy. This was developed purely for profit with no consideration for anything else.
