After 2 years experience in this building, I can share my positive experience, this tower is located in the heart of Dubai, while keeping a nice and quiet atmosphere, very well maintained with stunning Gym and pool, the apt is very quiet and full equipped with top quality materials and appliances. On top of it, the building design and materials/finishing with concrete and wood makes real difference with other buildings in Dubai, real great experience of living.

Since the change in management company, several recurring issues have emerged: 1) cockroach infestations; 2) ventilation problems causing excess moisture in the apartment — damaging clothing and affecting health; 3) significant cement dust accumulation in Basement Level 3 which seems to be never property cleaned; 4) the gym is also expected to be cleaner; 5) also some questions to the security: visitors accessing the building are not registered Also it is worth mentioning that there are many airbnb apartments where people are often partying. With a poor sound isolation (thin doors, walls, windows), it's a disaster. Loud neighbours returning late are well-heard despite that my apartment is located at the end of the corridor. I do not recommend for a long-term rent despite Marquise Square Tower is used to be one of the best buildings in Business Bay.

Since the takeover by the new management team, there has been a noticeable decline in standards. The cleanliness of the common areas has become increasingly questionable, while cases of incivility among tenants (and short-term guests via Airbnb) are more frequent — including garbage left directly on the floor near the chute, personal items abandoned in corridors (such as trash, shoes, empty packages, and scooters). Management has also introduced constant policy changes without prior consultation, such as mandatory access cards, paid visitor parking, altered gym and pool hours, and the removal of gym water dispensers. On top of this, the building continues to suffer from a dysfunctional AC system affecting all residents, as well as poorly designed balcony doors with faulty seals that allow heat, dust, and noise to pass through. Unfortunately, even the immediate neighborhood is adding to the problems, with delivery staff loitering at the building entrance, blocking the pavement for pedestrians, and discarding garbage on the ground, which in turn attracts pests.

The guest toilet and other amenity are being destroyed before our eyes. The courtyard is forever in the trash. The cleaners and security guards don't understand why they're in this house. They don't make the residents' lives easier, but only complicate everything. A house with steep views and a good location is simply falling apart due to mediocre treatment.
