I booked villa 161 for one day and unfortunately had a very bad experience. The place was dirty from the start — there was rubbish on the ground that I had to broom myself. The swimming pool smelled unpleasant and had a brown color, making it unusable. Inside, the living room roof was leaking water, and outside, the garbage bin at the main entrance was full and smelled terrible, giving a very bad first impression. We contacted the service number, but they only replied that they would fix the issues, and nothing was done. Overall, I do not recommend this villa due to poor cleanliness, lack of maintenance, and unresponsive service.

The villa is good and all but the service is really bad ,we had a long drive from Abu Dhabi to ras Al Khaima because we were informed that that the check in was at 11am -3pm but instead they told us to go because the check in was at 3pm and when it became 3pm and we arrived at the villa they were still cleaning after people who just checked out which was obviously late which should've been done hours before we arrived ,then we asked for a blanket and tissue since they had none and rn it's 10pm and they still didn't bring the tissues nor blankets the till now using the excuse that it was 'in the laundry' . This is really bad business they only wasted money on aesthetics but none of their service.

The villas are awesome, plenty of space, a private pool and a huge kitchen. No 4 star because of the constant noise and dust coming from the number of construction sites going day and night 7 days a week. I'd definitely go again though.

I will give 0 stars to this villa. We stayed in villa 165, and the villa overall was looking good from outside. However, inside the villa bedsheets were not clean, the kitchen after we cooked we got shocked it has lots of cockroaches, and the bathroom sinks were flooded. Also, the outside chairs and the grill were not clean.
