Staying in here since last 17 months. Peaceful locality with easy access to the highway towards Sharjah and Abu Dhabi. Spacious and clean apartments. Albarari is a great place to hang around and go for a walk. Limited options for dining out. Improvements could be made on maintainance issues. Since it is a free hold, lot depends on the individual owner. Overall a great value for money.

First, very thin walls, no sound proofing, you can hear different kinda music from all other apartments, very embarrassing. Police came multiple times to sort this noise issue, lolz, Secondly the AC units are old and outdated, with huge setup for one bedroom appartment, no replacement for such kinda of ACs. Kitchens are too small for any family of 3 to 4 people. Due to its deserted location, you cannot sit in Balconies, very dusty all the time and you need to keep windows shut as well. Overall very disappointing experience with DAMAC brand.

I'd like to outline that I live here so I can truly give an authentic feedback regarding this place. Pros: -great price -peaceful neighborhood and neighbors -not so far from any place in dubai(by car of course), Marina is 15 to 20 minutes and so is downtown. Airport is 20 minutes. -clean -friendly staff -not busy with traffic -big, spacious and luminous flats -close by there's a fantastic place called al barari, great food, great drinks, they have a gym, tennis courts, swimming pool and a little forest and river where you can stroll around in. Cons: -There is no exit for this area (majan) if you come from Dubai Marina or global village area. The only way for you to enter this area is by coming from the opposite direction, so like from the airport, silicon oasis, mirdif. So if you come from Marina, you'll have to proceed an extra 7 km to reach the Silicon oasis exit, do 2 loops around and get back on Sheik Mohamed bin Zayed road and go another 7 km and finally get on the exit to majan. You'll have much traffic at the exit to silicon oasis, sometimes it takes you 15 minutes to queue it. If you avoid the queue as many do and cut in front of the line at the very last moment, you might find police waiting there for you, so you'll be fined. THIS is the worst aspect for living in this area, it's horrible needing to do an extra 30 minutes of driving just to get back home. It's ridiculous. And RTA (road and transport administration) doesn't care. Police sit at the entrance to sheikh Mohamed bin Zayed road, where you leave Majan area and enter the main Highway, they sit there and catch people that go in the opposite direction to go back home. The stretch of that illegal maneuver is about 35 meters, it saves people 20-30 minutes of extra drive to get back home, people do this because they are sick of going to work and needing to do an extra ridiculous 30 minutes of driving. Rta and the police haven't done anything to fix this and I guess it's cause of it's great revenue. It took them 3 years to build the IMG theme world Park, the biggest indoor world Park in the world, I repeat, 3 years to build it, however it's taking them over 8 years to build a simple exit to get back home (still didn't start any of it), a road of 30 meters that avoids 30 minutes to all residents to this area and illegal maneuvers that can cause massive accidents (it's a one way street!!). -few buildings in this area, not very populated so there aren't many supermarkets with competitive prices. -much sand and wind so cars get dirty really quickly and if you don't have good insulation your house gets sandy all over -the building has no sauna or showers (usually damac properties should have it since it's a premium company, maybe they are downgrading?) -parking is semi closed, so it's columns without walls. Your car can be clean and shiny one day but within the next it'll get dirty again. Just put some walls up, the tenants won't need to wash their car every day and the cleaners won't need to clean the sand every week (you'll save money) -There are plenty of birds around, I love birds but they do nests above the parking spots on the water and gas tubings and they do their excrements over the cars below. This damages the car's paint and it's not good. It's easy to fix, just by putting spiked barbed wire above each parking spot. -the swimming pool has few beach beds, you'll end up staying on the floor sometimes. -the gym has very few weights, some machines don't work properly and there is no punching bag (so easy to put up, uses little space, just put it in the corner) -no decoration in the common areas, no plants or water dispensers. Overall, if this was a simple no brand building I would give it a 4 star rating but since it's a Damac property I expect a 5 star service and it clearly isn't. I believe this is a downgrade of any Damac building I've ever seen so don't expect luxury. I'm doing great here since I don't really need luxury but many things should receive an improvement.

Worst facility management they will not let you to move in if your landloard did not pay the mantinance fee the will disconnect the access card immiditly in the day of your contract finsh lots of issue about parking they even give parking fine of 500 aed but security, life gard so nice but management is the worst
