Poor management, as a tenant. Communication is over email, reply takes long time, maintenance service is low (ac issue was not solved, water issue was not solved) basically had to call outside companies to sort it out since 4 weeks can’t reissue parking card, because landlord needs to settle service charge, for services that was not provided adequately and because of that I am not able to get a parking card, despite that I am ready to pay for issuing the card Upon expiry of contract, I shall move out immediately

⭐️⭐️⭐️⭐️⭐️ Laya Heights is absolutely amazing, modern, elegant, and very well designed. The building feels fresh and stylish with top-class facilities. A perfect balance of comfort and luxury, making it a wonderful place to live.

Nice building with amenities and security are very helpful. However, after 6 months staying here a lot of maintenance issues are appearing. Over the past month, the shower shelf has blistered as it is not designed for shower rooms, Damp appearing on the walls (They're solution is to take the paint off and repaint without finding out the reason for the damp in the first place). Constant water pressure issues where some of us was without water for 2 days. I would think before moving here as the concerning thing is I have noticed they're other apartments having the same issues, but a lack of responsibility to fix them. No maintenance on Sundays although the whole building pretty much is under Warranty so should require a 24 hr call out.

Poor management and building quality is very low. Management is way far from professional practices. Anyone can go in and out even security can tell you who lives in which apartment or bring anyone to your apartment without asking if that person is invited or not. About the access to facilities also you can imagine the least possible scenario. as everyone is allowed to go in and use. Doesn’t matter resident or not. With family or not… so overall it’s not recommended place at all from a personal experience.
