Review for Apartment 1304, Golf Vita A – Damac Hills I strongly advise anyone considering renting Apartment 1304, Golf Vita A (Damac Hills) to be very cautious when dealing with the landlord. The landlord has failed to return my security deposit, falsely claiming that I owed partial rent from 2023. This is completely untrue — my tenancy contract was renewed twice after 2023, and it’s impossible to renew a contract for a tenant who supposedly owes rent. Additionally, the landlord tried to claim that I had unpaid Emicool bills, despite the fact that I provided him with official clearance certificates for air conditioning, gas, and electricity at the end of my tenancy. This behavior shows a clear lack of honesty and integrity. I would strongly warn anyone thinking of renting this property to either avoid Apartment 1304, Golf Vita entirely or be extremely careful in all dealings with the owner, as he has proven to be very corny and unreliable. NB: this review has got nothing to do with the building, has everything to do with apartment 1304

FIX THE ENTRANCE GATE FOR CAR - You can’t fix card and plate service for car entrance. My card is not working and plate reader also don’t read my plate ( I’m order new one plate from RTA and still no ) why I need spend my time and go to fix my card 1000 times. Also security very rude when I ask him open the gate BUT he can pass some car not from this building and he can stay on your parking spot 3 days ( I have this situation 8 times when I live here already ) FIX this process. I don’t stay in this building again from 1 year. Not only me have this issue. I don’t want send message to email or something, just fix this problem PLEASE.

To be honest, I am pretty happy living here... But have to agree with a few of the reviews... - The noise isolation between apartments is awful (I can here my neighbors on both sides and above). I know when they're showering, I know when they're flushing their toilet, I know when they watch TV, and I know when they do other stuff at night. - It's annoying that for most administrative stuff, you have to go to the office in a different building - this should be streamlined. - The fire alarm is ridiculously loud - and it does go off every now and then. This is probably my biggest complaint - I really think my hearing has been negatively affected since I moved into the building. If I had kids, I would leave the building just to avoid damaging their hearing. Who puts the speaker for the fire alarm inside the apartment? In the corridor is enough please. - The building access is just one lane wide - so if a car is waiting to pick or drop someone, then you get stuck trying to get out. There should be a place for vehicles to wait that is separate from the only exit out of the parking lot. - There's a good amount of dust thanks to the construction outside the building (so the balconies / windows get really dirty quite fast) - You can't use a gas cylinder for cooking, have to get the gas pipe - which is ridiculously expensive (I don't remember how much now) - so I ended up using an electric stove for cooking. - I've had not maintenance issues as such, and construction quality seems good as far as I can tell (except: the water in the shower pools up in the corner away from the drain, there's a loose tile in the living room, there's no insect mesh in the balcony door - just the glass pane). On the plus side: - The view from the apartments overlooking the golf course is pretty great. - I've had good experiences with the receptionist / security for the most part ... They're polite, decent, helpful - not experienced any "attitude" like some of the other reviews suggest. - The location (especially access to Damac Hills park) is amazing. - The building's gym / outdoor recreational area is nice. - Everything is clean and well kept. - I haven't experienced any negative smells so far. - People leave packages outside the apartment doors, there's been no theft or picking up packages - I've been traveling and come back to find packages sitting at my doorway for over a month. So overall I'm quite content here, but things could definitely be better.

extremely small and noisy apartments. ZERO sound isolation. infrastructure is terrible, you will hear EVERYTHING. far away from the city. security bothers you all the time with random stuff, they operate almost like a mob. they create problems if you go and ask for help about anything. damac management also creates a very poor experience with a bunch of paperwork and approval processes even for the simplest things. you go for a walk, you come back and security literally interrogates you for no reason, once they even made me show my residence visa. not a peaceful place to live at all. i have rented a number of apartments many different countries, this is by far the worst. think two or three times before renting from this place. there is also non-stop construction going nearby but that's not even your first problem when you think of everything

Worst service you can get anywhere in Dubai! Even though the apartment is fine with minor maintenance issues, a horrible customer service ruins your entire experience. Horrendous move in process with an app not working, customer service telling you that you can only do everything through that same app (Damac Living), and 1 month in the apartment with no access cards. Registration with Emicool was problematic leading to all tenants paying extra consumption and penalty charges that they were not aware of! Very rigid process and no one to help or listen. One advice if you have to move in here, do not lease from Damac leasing directly! At least find an apartment with an owner that you can speak to if you have any issue.
