This property need to improve maintenance and many of the facilities are not functioning properly. Additionally, there is a service charge of approximately AED 18 per square foot (including AED 5.18 for chiller charges). Hot water charges are also billed based on usage. If you're considering purchasing a property, here are some important tips to keep in mind: 1. Review Pros and Cons: Thoroughly evaluate all the advantages and disadvantages of the property. Ensure every detail is clearly mentioned in the SPA (Sales and Purchase Agreement) from the developer. Verbal or email promises from real estate agents are not legally binding, based on my experience. 2. Verify Transactions and Details: Check recent sales transactions on DLD (Dubai Land Department) websites or platforms like Bayut. Pay attention to the building's completion date and other relevant details listed on the DLD site. 3. Beware of Provisional Fees: Ensure that none of the fees are listed as "provisional," as they may be subject to change later.
