The name DAMAC should not fool any potential tenant. This building does not live up to the standards of the company it is run by. Nowhere in Dubai have I ever seen an apartment building as poorly maintained as this one. Across the building wallpaper is coming off, pipes break, leading to water dripping through the roof and several areas are mold-infested and thereby a health hazard. On the roof, one can regularly notice unpleasant smells most likely coming from nearby chemical plants. All the while, the facilities and the staff on the roof do not improve the situation. The barbecue installations are falling apart and have not been cleaned for a very long time, putting the health of people using them at risk. The shower at the pool is in bad shape and has not been renovated in a very long time. In addition, the members of staff do not perform their duties properly. The sun loungers are regularly full of bird feces and not covered by cushions. As for the lifeguard, he completely fails at his job. He does not man his post as he should and brazenly smokes cigarettes at the pool despite visible signs banning smoking there. Furthermore, he throws his cigarette leftovers in the shower and has the audacity to deny it. The gym is equipped with tools that have seen their best time and are frequently out of order. The water dispenser in the gym is practically always empty and not being refilled. To make matters worse, the nearby washrooms are not being properly cleaned, causing poor hygiene conditions and irritating smells. Despite regular announcements of pest control cleaning being conducted in the building, numerous areas are infested with cockroaches and other insects lowering the quality of apartments significantly. The chillers in the building are not working properly. While sometimes not chilling, the air coming out of them is often quite unappetizing. Building management does not only fail at doing its job, but rather also contributes to making the tenants' life worse. When I asked for my apartment to be painted before moving out, the building manager suddenly asked for random documents to give the team access clearance despite them and me handing everything in on time. Instead, he referred me to a company cleared by him that tried to charge me over four times more for the same job. I rather not speculate above his motives. Long story short: if you want to spend less money for a more spacious apartment, you will find it here. If you want to enjoy the quality of life, tidyness and uplifting atmosphere Dubai has to offer, do not go even near this building. While saving money on rent you will be spending it to repair dilapidated equipment and installations inside the apartment and paying with your mental health.

Pathetic building. Avoid renting or purchasing an apartment here, it is almost 12 years old building with poor condition and no regular maintenance. Management here is just to fill office. During this scorching heat of summer in August where UAE authority has announced heat wave for 15 days, they plan to close Air condition to do maintenance work whole day. When you asked them to delay it, they simply say, we can’t do anything, you have to bear with it.

One of the shittiest maintenance I have ever seen they charge you for your access card and they don’t even care to give you an access card. I asked for my access card for past two years and I haven’t got any thing I haven’t even got my refund when we post a review. They will write apologize for everything and we will try to resolve stuff. All those dramas will be happening, but they won’t be any result from my experience past two years, and I’m attaching a photo which is the condition of the Building. The building has become very unhygienic to live it

AC never work properly they have this issue from construction time but they wont tell anyone . the price of the apt in this building shall not be more then 550k for 2 bed and for 1 bed not more then 400k its worst for extra service charges like you living in main downtown dubai .surrounding of the building is polluted with bad smell due to warehouses and factories in less then 30meters
