I saw an apartment through an agent of Fam Properties, extremely courteous and polite The owner’s brother was also there. The jobs needed to be done were highlighted to him which he very kindly consented. However the payment terms were not agreed upon so I did not follow up. Following jobs were advised to be done: 1. Fixing of kitchen slab 2. Re-fixing of kitchen cabinets since they were leaving their position. The owner’s representative agreed to show these to his men 3. The cabinet under the wash basin and wall around it in the kitchen had fungus. He agreed to do the needful 4. The sanitary fittings like stoppers in the wash basin and bath tubs were to be provided As I said it did not go forward because of payment terms Yesterday I saw an ad in same building for same rent with monthly payments posted by Cygnus Properties Later on the agent apologized that payment terms are incorrect and they are 4 cheques. Subsequently it was screened that it’s the same apartment which I earlier saw. The agent said it belonged to his Aunt and he would speak to her about 6 cheques. Today the agent called and advised that 6 cheques are acceptable. When I told him about other jobs to be carried out he behaved in a strange way saying that if I have so many issues then forget it. He stated that 2 families have seen it and have indicated their interest and never pointed out what I am mentioning. The conversation ended on a very negative note. My feedback is to avoid the gentleman and establish his relation with the owner and thoroughly check the premises before renting it.

Before you deal with Damac/Loams please see my experience with them : 1- They need some amount from the owner so what they did ? They did not allow any delivery come up to my apartment telling me this is their policy 🙂🙂 and I have to call the owner and tell him to pay the balance service charge 🥲🥲🥲 can you imagine!!!!!!!. 2- they hanged up a signage on the building and close my only available view (check attached photo)and I am still complaining since 6. Or 7 or 8 months maybe more and yet no answer . 3- I complain that since my apartment on the podium roof I am suffering from things that are falling from other apartments on top of me so I told them I’m ready to pay from my pocket to fix a roof clay to protect my family and my balcony they replied back back very fast unlike other complaints telling that they can’t allow 🙂🙂🙂 4- don’t be surprised if you see water in the basement, leaks is a common problem in here 🙂🙂 5- the security staff are very polite 🤩. Please Damac I am writing here in public because you need to consider the comfortable of your tenants and apartments owners and everyone who is planning to deal with you needs to know others experience.

Stayed here for 1 year and was desperate to complete my contract and move out. You will have a good first impression with all the facilities and furnished apartment; but there lies a lot of service charges and bills. My contract was AED 35K for a year and by the end of the contract, i ended up paying more than AED 50K. So beware and check before renting into the apartment. Also please avoid buying the flat from the owner named Naresh who will have make an elaborate contract and all maintenance charges needs to be borne by the tenant. They will give a false receipt at the end and will eat up all your security deposit and their attitude is worst to any of our addressed concern in the apartment.

A lot of hidden charges on maintenance- A/C, gas bills unnecessary billed to the tenant where you wont pay actual usage and shocking. It is cheaper to rent apartment in the near neighborhood. Also rental for apartment is pricy + you have bear higher utility charges.
