Please read carefully before considering your stay here: 1. The neighbors are rude and not hygienic. 2. You can smell the foods in the lobby. 3. Elevators are troublesome. Poor condition, most one of them is always under maintenance. You have to wait during peak hours to get hold of it. 4. Their cooling company is ISTA cooling, which is charging almost 300%-500% more for cooling water charges. (Shockingly high amount, which you are not told about). 5. The fire alarms are randomly turned. If you are unfortunate enough, they might ring @ 3am in the morning. 6. The apartments are poorly maintained. 7. Comparatively old and the prices are high. 8. The parking may flood with dirty water due to sewage issues. 9. District cooling is the worst cooling company you have to deal with. They will not give you a chance to listen, they will slap you with their hefty capacity charges. 10. You cannot rent an apartment without having a real estate agent. 11. Heavy Construction sounds nearby. **Beware: Your cooling bill will go beyond the municipality charges and utility charges combined. **

Absolutely cheap maintenance & horrible management. The fire Alarm keeps going on even at 2 am and that happens so often and they always say its fire alarm errors that they are working on fixing it but they never do. Gym lights are so broken that it becomes a sleeping area after sunset and they are soooooo cheap & stingy to only fix the broken lights. 70% - 80% of gym light don't work which I have continuesly reported to the management but they never did anything about. Pictures I have attached show how a whole section in the gym literally doesn't have a single light works. Would never recommend anyone to move in. Its my first year to live here & would definitely be the last.

A bit old compared to the other buildings around, but seems very nice, and has a beautiful view from massive balconies, and very close to reem park.

Good place to stay but terrible neighbors... beautiful views from the 25th floor, but the fire alarm is constantly triggered

Don’t even dare to rent. LOAMS is horrible! High Ista fees and they will make you pay the capacity charges. Constant issue with the lifts and loud fire alarms that will wake you in the middle of the night. Unfortunately, my landlord was horrible too (unit from 21st flr). The only good thing is the view and location.
