Casa Viva at Serena is a beautiful and peaceful community that truly feels like home. The architecture has a charming Mediterranean touch, and the layout of the townhouses is thoughtfully designed for both comfort and functionality. The community is family-friendly, with lush green parks, walking trails, and kids' play areas that make it ideal for those looking for a relaxed and wholesome lifestyle. The landscaping is well-maintained, and the overall atmosphere is clean, quiet, and secure. One of the best things about Casa Viva is its sense of community. Neighbors are friendly, and there’s a calm, residential vibe that’s hard to find in busier parts of Dubai. Plus, it’s conveniently located near major roads like Emirates Road and Academic City Road, making commutes easy. If you’re looking for a serene, well-planned, and family-oriented place to live, Casa Viva at Serena is a fantastic choice!

New homeowner and actual resident of this Community. Here's the good and bad of Serena, starting with the good. 1. Nice landscaping, less intrusive and disruptive than other communities I've lived in. 2. Good location, lots of entries and exits of the Community eases the flow of traffic. 3. Less noise from the highway speed racers and from planes, helicopters than other nearby communities. Unless you have noisy neighbours, you will have mostly quiet evenings. 4. Very nice parks, green areas, open gyms with benches, playground for kids and swimming pools. Would be even lovelier if they were cleaned regularly and didn't smell so bad but I'll get to that later. 5. Considering the current market prices, a villa in this community is quite affordable, even though the construction is as shoddy as everywhere else in Dubai. But once you waterproof the roof, fix the drains and all the usual renovations, you can have a nice home at a much better price than other areas while still in a relatively good location. And now the bad: 1. Wheelchair users should know that the sidewalks are completely obstructed by vehicles. It's bad in every community in Dubai but this is by far the worst I've seen. Even pedestrians can barely use the sidewalks. It's a shame because otherwise the Community is designed to be wheelchair accessible, no steps virtually anywhere and plenty of ramp access. This is mostly due to people being selfish and inconsiderate but also because there are very little public parking spaces and no street parking whatsoever in some areas, strange considering DP allows each household to have 4 vehicles. 2. Same issue as every other community in Dubai. Hundreds of "gardeners" waltzing in and out, blasting leaf-blowers from 7am to 6:30pm and throwing garbage everywhere except in the bins. No control of those people whatsoever. Every vacant house immediately gets squatted by them.They turn the garage into a bicycle spare parts shop and the yard into a junkyard. It's not a nice look for the neighbourhood. 3. Reclaimed water used for irrigation of common areas isn't filtered properly, resulting in a sewage smell all over the place at times. It's really bad and it happens mostly in the afternoon when everyone goes for a walk or to the playgrounds etc.This is a health and safety hazard that residents should be taking more seriously. 4. No cleaning of streets and walkways. There's trash on my street that was there when I moved in and months later it's still there and getting worse. People dump a lot of garbage on the streets here, especially the back streets. Old furniture, discarded clothes,toys, baby stollers, you name it. There's plenty of garbage bins and daily garbage removal but people still manage to dump stuff on the streets and Management does nothing to stop it. Same for dog poop, you can't make 10 steps on the promenade without coming across poop, it's disgusting and a health hazard. So to sum up it could be a lot better if people made an effort to act civilised and if Community Management was stricter with cleanliness and controlled the coming and goings of the "gardeners" and car wash guys who are largely responsible for most of the pollution.

Peaceful gated community. Nearby hypermarkets ; geant , Carrefour. Playgrounds and parks in the community and communities next door are a plus . Away from construction sites . Has exits to all the main roads and highways .

Place is nice. But the project has flaws. Not designed properly. For example Covered parking is without roof. New units have lot of cracks
