This place im lost for words ...if you love downtown and the burj ...if you want luxury and want comfort with class and the customer service is outstandung .Each room is decorated and cleaned to the best standards i have ever seen or experianced in Dubai.The host if i must mention Maiwish is a assett an exceptional business women .She was available from start to finish tailored the whole stay to mine and my childrens comfort ...The personal touches eith water snacks tea coffee snacks for chilildren. She went above and beyond..I was speechless. I have been to dubai several time stayed at top locations but what makes this different is the the host and the business Cat and Abi. They should win business award of the year . I cant thank you enough and my kids wont stop speaking about it.Each room has a view of Burj Khalifa...Fountins 2 balconies playstation board games ....wow wow wow Thank you so so so much for the best stay ever.This experiance has taken my breath away will be recommending to all family and friends . Maiwish thank you for being the most exceptional host . This will never be forgotten..A dream come true experiance...

Avoid at all costs. This property is a scam, operating under names like Air Better, Luxury Burj Royale, and Burj Khalifa and Fountain Views Apartments. They advertise fake listings on platforms like Booking.com and Airbnb. Just one day before my arrival, I received a message that my reservation was canceled — no explanation, no real support. The phone number turned out to be Tunisian, not even based in the UAE. Completely unprofessional and unreachable. Prices had tripled by that time, and I was forced to make a new booking at more than double the cost. I came to the actual location in Dubai myself to investigate and filed a complaint in person. But guess what? No response. Nothing. Total silence. This is not a one-time error — it’s a planned trap. They deliberately wait until the last moment to cancel, so you’re left stranded and desperate. Then they disappear. ⚠️ Scam warning. Stay far away from these listings. Platforms like Booking.com and Airbnb should remove them immediately.

Amazing Stay with a Stunning View! 🌟🌟🌟🌟🌟 I recently stayed at this 2-bedroom apartment (Airbnb) overlooking the iconic Burj Khalifa, and it was a delightful experience! The apartment was spacious, clean, and well-maintained. The two bedrooms were cozy and offered plenty of storage, perfect for a comfortable stay. The living area was bright and airy, with large windows that framed the spectacular view of the Burj Khalifa. Watching the light shows at night right from the comfort of the apartment was an unforgettable highlight! The kitchen was fully equipped with modern appliances, making it convenient for preparing meals. The location was also excellent, with easy access to nearby attractions, restaurants, and shopping at Dubai Mall. The host was very attentive and ensured that everything was in order during my stay. Check-in and check-out were smooth, adding to the hassle-free experience. Overall, I would highly recommend this apartment for anyone visiting Dubai. The combination of comfort, location, and that unbeatable view makes it a perfect choice!

As resident since it opened back in March 2023, I can only say good things about the building, facilities and the management team. However, recently, and with most new buildings in Downtown, are holiday rentals or short stay apartments, the quality of people coming through the doors is varied which is to be expected. If you’re reading this and you are renting an apartment for the weekend/weekend, treat it as you would your own home and be considerate that there are long term residents who live here.
