We had a very bad experience staying in apartment 3908 on the 39th floor, which we rented through Airbnb (Tick Vacation Holiday Homes). A few hours after check-in, we came back from the Dubai mall and found the en suite bathroom completely flooded. We reported it immediately, but the host only sent maintenance without coming to the apartment in person. We waited for a while but no one arrived, so we went out and they didn’t fix the problem because someone needed to be present . The host should have come personally to solve the problem without wasting our vacation time. Later, at 5 a.m., while we were sleeping, a huge amount of water started pouring from the bathroom ceiling and even from the light fixtures, which was extremely dangerous. Maintenance was able to stop it after about an hour, but by then the bathroom, bedroom, and part of the kitchen were completely flooded. We couldn’t sleep at all because of the flooding, strong smell, and risk of a ceiling collapse or electrical accident. It’s clear this was not the first time this happened, as there were already visible water stains on the ceiling. The other bathroom also had a leak under the sink, and there were many flies in the apartment, which we believe were due to the humidity and water problems. We really appreciate the building maintenance team’s quick response, but sadly, the host never came in person and refused to take responsibility or refund us, claiming the water came from upstairs. We deeply regret this terrible experience — it’s the first time this has ever happened to us with Airbnb. We would not recommend staying in apartment 3908.

Extremely disappointed with my stay at Burj Crown Dubai — this was one of the worst hospitality experiences I’ve had in the UAE. From the very beginning, things were frustrating. There was no way to contact reception — no phone in the unit, no information provided, and no one available to assist us. We were completely on our own the entire stay, which is shocking for a property that markets itself as high-end. There was also no cleaning service at all. No one came to tidy up, no towel changes, no trash pickup, and not even the option to request housekeeping. For the price and location, this is honestly unacceptable. It felt more like a basic short-term rental than anything remotely luxurious. The furniture was dirty, especially the couch and chairs, which had visible stains and looked completely unmaintained. It made the apartment feel uncomfortable and unhygienic. To make things worse, the closet didn’t even open, so we couldn’t unpack properly. We had to live out of our suitcases during the entire stay — in a supposedly premium apartment. And on top of all that, there was no valet or bell service. We had to carry all of our luggage up to the room ourselves, which added even more frustration to an already disappointing experience. Not a single staff member was there to assist — it honestly felt like no one was managing the place at all. Overall, the stay was a complete letdown. The apartment may look good in photos, but the reality is completely different. There’s no service, no support, and no basic hospitality. For a property in Downtown Dubai, this level of carelessness is unacceptable. Would not recommend staying here — definitely not worth the price. The room was room 205 floor p2

If you’re considering Burj Crown, I strongly suggest thinking twice. For people who live in the building the noise from ongoing construction is unbearable — often lasting all the night. It’s almost impossible to get a peaceful evening or sleep properly. Inside the building, things aren’t much better. Facilities keep breaking down, and instead of improving, the situation seems to be getting worse. What makes it even more frustrating is the staff — many of them come across as rude, dismissive, and highly unprofessional when you try to raise concerns or ask for help. For a building in such a prime location, you would expect high standards and good management, but unfortunately, Burj Crown feels like a constant headache rather than a comfortable place to live.

Living in Burj Crown has been far from the luxury experience one would expect in Downtown Dubai. While the location is prime, the building itself suffers from several serious issues. The finishing and construction quality are disappointing, with noticeable defects and frequent maintenance problems that take too long to resolve. Facilities like the swimming pool and gym look good on paper but in reality are either too small, poorly maintained, or simply overcrowded, making them impractical for daily use. Parking is another major frustration: spaces are tight, visitor parking is almost non-existent, and access is often inconvenient. On top of that, management and security leave much to be desired. Response times are slow, concerns are brushed off, and communication is inconsistent at best. Service charges are also higher than expected, with little transparency about what residents are actually paying for. Add to this the constant noise from surrounding traffic and short-term rentals inside the building, and it becomes clear that Burj Crown does not deliver on the lifestyle it promises. For anyone considering buying or renting here, I strongly recommend looking deeper before making a decision. The building’s prime location does not make up for the daily frustrations and hidden costs of living here.

Absolutely love it. We booked the apartment through Waves holiday home.We love the apartment with breathtaking Burj Khalifa views and all the amenities which building offers. Location is just perfect directly in Downtown. We will definitely come back again.
