Terrible building!!!! Fire alarms firing all the time. Studios smaller than prison cells, high tech features are terrible!!!! I want a key from the door, not a stupid finger scanner that is lagging and is way from 2008. Low quality apartments. Bad location, dirty surroundings. No sidewalk, if you want to walk to the shop, walk on the car road, because they don’t care about people and their safety!

I regret moving into this building. From the very beginning, I’ve faced endless problems. The AC barely works and keeps failing to cool properly, which is unbearable in this weather. The entire building is full of dust, making it feel extremely unhealthy to live in. On top of that, the neighborhood is noisy and unpleasant with constant construction all around. Maintenance is another nightmare. not only are they unresponsive, but they also try to charge you for every single issue, even basic problems that should be covered. For example, I had a blocked drain and they refused to fix it without a fee. The quality of the materials used is extremely poor; the paint in my bathroom is already peeling, and I’ve only been living here for 5 months as the first owner. This place was marketed as new and high standard, but the reality is completely different. Terrible maintenance, low-quality finishes, and a bad living environment. I honestly wouldn’t recommend this building to anyone.

⚠️ Legal Warning: Prospective Tenants and Buyers – Please Read Before Committing I am writing this review to formally warn potential tenants or buyers against renting or purchasing property in this building. My experience as a resident has been extremely disappointing due to serious negligence in maintenance and a complete lack of timely response from the building management. For two consecutive days—and still unresolved as of today—I have been unable to secure my front door due to a broken lock. This is a critical safety issue that puts both my personal security and belongings at serious risk. Furthermore, the exhaust fan in my studio is not working, creating poor ventilation and an unhealthy indoor environment. These are not optional amenities—they are essential for any residential living space to meet basic health and safety standards. Despite multiple attempts to reach out, I have received no effective communication or resolution. The inaction and disregard from management are unacceptable. This review is shared in good faith to warn others of the current condition of the property. The lack of essential maintenance and failure to address urgent safety concerns make this building unfit for residency under any professional standard. I strongly advise prospective tenants and buyers to reconsider.

Absolutely miserable experience with Binghatti. They charged me twice for Empower registration fees (around AED 5,500). When I reached out, it took them a full month to respond, only to eventually tell me to “go speak with Empower”. So after waiting all that time, their answer was basically “not our problem” even though they were the ones who double charged me in the first place. The customer service is a complete disaster. I called them more than 15 times, and every time I got nowhere. Eventually, after all the chasing, they sent me a random, unhelpful email saying “don’t worry your electricity is working.” When I kept pushing and made a big argument, their solution was once again: “Call Empower if you want your money back.” This is unacceptable from a company of this size. They are happy to take your money twice but won’t take responsibility for their own mistake. Miserable service, miserable communication, and zero accountability. I am extremely disappointed. The handover team is clearly incompetent and a big mess. Never again with them.

I was so excited to live here expecting a five star living experience. However, the pest control has not gotten under control after eight months of living here, The dust throughout the vent system feels unhealthy to breathe, although we are the first renters simple things don’t seem to hold value like cracked walls and not put together cupboards, A loud odor of sewer , random holes appearing on the floor that we never have worn shoes on, everything made with very cheap material, Windows leaking indoors, balcony door doesn’t shut correctly. Construction work will keep you up all day and night, Along with the racing cars on the highway. Fire alarms go off at any time during the night or day; It could be 3 AM or 4 AM. The private pool is high maintenance and it is very expensive to upkeep. I try to book pool appointments and always get scheduled and no one shows up. Cigarette butts are always found on my balcony and I don’t even smoke! Take my advice and do not live here! we still have 4 months left and I am truly miserable.
