Living at Azizi Building has been incredibly frustrating. The fire alarm is constantly ringing, the ventilation issues have never been fixed, and the walls are so thin you can hear everything from your neighbors. Management has completely ignored all complaints, even after emails and involvement from Dubai Municipality. To top it off, a part of my ceiling actually COLLAPSED after a neighbor slammed a door. It’s a serious safety concern, and management just doesn’t care.

Very poor management and extremely low construction quality. The buildings constantly face operational issues. The walls crack due to humidity and leaks, and instead of fixing the root cause, they only scrape off the swelling and repaint – nothing is ever repaired properly. As soon as all these problems started appearing, management simply said: “the warranty is over, you have to pay,” even though the same issues affect the entire community. This shows how poorly and carelessly the buildings were constructed. The area itself has nothing truly attractive. Around 90% of the shops are barber shops, women’s salons, mini groceries, and cheap coffee shops. It feels repetitive and offers no real value for residents. The place is highly overrated for no reason. Even the exterior windows are rarely cleaned, which adds to the overall neglected feeling. In my opinion, Azizi Riviera is one of the worst areas to live in or to consider investing in.

They never clean the building. Been like this for more than a year. Every time we ask them to clean they say okay we will tell the management. And the management never replies to our emails.

One of the worst-managed buildings I’ve ever lived in azizi Rivira. All buildings are managed Badly. • Neighbors party loudly until 4 a.m. and even when you call security, nothing is done. Many short-term/holiday renters treat the building with no respect — throwing cigars onto balconies, blasting music, and screaming late at night. • Security has no authority or power to enforce the rules. You can call them multiple times and the noise and behavior continue with no action taken. • Parking is chaotic. People park in others’ spots or block garage doors, taxis stop in front of the entrance, and you constantly need to honk to get through. Drivers also ignore one-way signs, adding to the mess. • The units and hallways often smell due to ventilation problems, and the garbage disposal area is poorly maintained. • Management is weak, unresponsive, and ignores complaints. Security and staff fail to protect residents or enforce any rules, leaving tenants with their hands tied. Overall, this building suffers from terrible management, useless security, and constant disturbances — not a place I would recommend to anyone.

Azizi Riviera looks good in marketing, but the reality is disappointing. • Frequent water shutdowns (sometimes 12+ hours) • Poor plumbing – small pipes cause building-wide toilet blockages and we were told to not throw toilet paper in the toilet • Parking issues – boom gates don’t work, construction workers use resident spaces • Constant dust from ongoing construction (cars get dirty even after washing) • Traffic congestion – cars stop anywhere, even on one-way roads • Management does not address complaints at all, only sends their pointless notices where no actions are taken • Sharing in all apartments and neighbors are smoking and dropping ashes on balconies • Shops are repetitive, barbers, salon, supermarket, vape, pharmacy) and low quality • Gym is tiny and does not accommodate the residents, hasn’t been cleaned in months, machines are broken and water dispenser does not work • Promised lagoon still not delivered only a view of the construction buses • Marketed as “upmarket,” but living standards are far below expectations even the corridors people leave their shoes outside for months Buildings look really old and not maintained with tiles broken, dirty, mould issues , water leaks. Overall: not recommended as a place to live.
