Never buy any apartments here. Quality doors, walls, taps, wiring is very bad and poor, the water is turned off frequently, the air conditioner often breaks down. Management staff works good

1 star just because of the fire alarm which is running almost everyday for the past 3-4 months I think this is because there is a new tenant who smokes inside the apartment and the new security people are not doing anything at all to prevent it. What a Shame... from one of the best places I have lived in to the worst. Update 29/8/2025 Fire alarm issue still not resolved Now in addition to that we have water leakage that is happening every few days, they cut off the water for 9 - 12 hours, we cannot do anything The security people don't care or give a shit at all to what is happening. we talked to them multiple times, they were extremely rude.

I’ve had a very disappointing experience living at Aras Residence . Despite multiple follow-ups over the past two months, a broken glass panel on my balcony has not been addressed. Management has not responded with any action, which raises concerns about safety and maintenance standards. Additionally, we’ve recently experienced a water outage that started at 7:00 PM on June 30th and continued into the morning of July 1st — over 12 hours without water due to a reported pipe issue. There was no prior notice or clear timeline for resolution. When I signed my rental agreement in May 2023, a gym was promised as part of the building amenities. As of today, no gym has been made available. Furthermore, the swimming pool has been out of service since 1st of June 2025 due to a leak, and I have yet to see any active repair work. Whenever I raise concerns, the staff’s response is that they are “waiting for it to dry,” with no clear timeline for resolution. This lack of responsiveness and amenity delivery is not acceptable in a residential property of this level. I hope management will take residents’ concerns more seriously moving forward

Staff and Security: 5/5 The building itself is clean, well-maintained, and the staff/security team are excellent. However, DO NOT rent Unit 201 or 202. The landlord for these units is unreasonable, difficult to deal with, and clearly takes advantage of tenants. TL;DR: The landlord refuses to cover maintenance that is clearly his responsibility and massively hikes the rent each year — from AED 65K to 74K, then tried pushing it to AED 110K in the third year — despite proof from the RERA Rental Index showing no legal basis for any increase. ⸻ My Experience: • Year 1: Paid AED 65,000 in one cheque. • Before Year 2: Landlord demanded AED 90,000. I showed him the RERA index — he didn’t care. Told me to leave if I didn’t like it. Eventually negotiated to AED 74,000, which is still more than the legal limit. I stayed to avoid the hassle of filing a complaint. • Before Year 3: He demanded AED 110,000. Again, RERA showed zero increase was allowed. He told me to leave. So I found another place. The Worst Part: Two weeks before my contract ended, he refused to give me the NOC to move out unless I returned the unit in “exact same condition.” Then he blocked me on WhatsApp. I had to message his wife and email them explaining Articles 16 & 17 of the RERA guidelines which clarify landlord vs tenant maintenance responsibilities. I did all repairs that were my responsibility. But he listed everything, even AC duct cleaning and painting, as my job — completely unreasonable. Security (thanks to Tabe!) helped me find a handyman, or I wouldn’t have been able to sort things. ⸻ Final Verdict: This landlord is only interested in milking money, disregards RERA laws, and has zero empathy for tenants. Avoid Unit 201 and 202 at all cost. You’ll save yourself a lot of stress

Been living in the building for quite sometime now. They cut the water at random times without any notice. The water pipes are messed up in this building and theres no proper maintenance whatsoever. I am complaining to Dewa about this water cutting without any notice.
