Best Choice with reasonable price and high-quality option. shared gym shared pool the clean area Secure near the City Center and a lot of shops and restaurants a supermarket and a pharmacy in complex just! because the of the new building they have some problems connecting water, gas... and alef personnel cant help you very well

Awesome community in Sharjah, you have a special experience here. Quiet calm and peaceful. Ambient parking space, spacious apartments and excellent facilities. Supermarket, gym swimming pool all facilities available and rent is low compared to Dubai

I recently traveled to UAE and choose to stay in Al Mamsha due to better accessibility to work, and I am so glad that i am here for a short time only, because a few days in the apartment and the air conditioning is not working anymore. Its already been 5 days of no aircon and numerous requests to the management to fix it, apparently there was water in the overhead installment which caused the motor to fail, also linked to the bathroom always being flooded with water. I am still without aircon in the hot UAE summer months and have no option to move as well since its a short stay travel. I only hope that the management helps me on humanitarian grounds.

It has been nearly a year since I moved to Al Mamsha, and I feel compelled to share my brutally honest review to prevent others from making the terrible mistake I did by moving here. 1- Noise levels are unbearable: The apartment walls are incredibly thin. You can hear every single sound from your neighbors, including their conversations, activities in the hallways, and even the flushing of their bathrooms and dishwashers. (most of the walls are not made out of bricks, feels like thin gypsum or cheap think wood) 2-Construction chaos: The ongoing construction and drilling in this complex are absolutely horrendous. Be prepared for early morning and late-night disturbances that will shake the entire building. I cannot stress enough how loud and disruptive it is, and my previous statement is an understatement. (check other reviews too people are complaining yet nothing is being done) 3-AC troubles and maintenance: The air conditioning unit in my bedroom releases small gray dust particles, forcing me to clean my room meticulously every single day. Even after maintenance came to fix it, the problem persists. It is frustrating and incredibly inconvenient. Not even an air purifier has been able to alleviate the issue. 4-Money over integrity: The management's priority seems to lie in selling rather than renting. After paying a rent deposit and selecting an apartment, I received a call the next day informing me that the apartment had been sold. They offered me alternatives or a refund, but their lack of honesty was evident when it came to the promised timelines for electricity and water connections. They claimed it would take 2-3 days, but it took a frustrating 10 days to resolve. 5-Suspicious reviews: It is apparent that a lot of the glowing 5/5 reviews are either from biased individuals (local guide or real estate agents involved in sales or renting. I urge you to check into the reviews of genuine tenants renting here, and it will become clear why they hold a different opinion. In conclusion, I cannot stress enough how disappointed my experience and my other friends living here in Al Mamsha. If I had the option, I would give this place 0 out of 5 stars. Spare yourself the agony and consider this review seriously before making the decision to move here.

I lived for a year here in a first hand new apartment and I regret coming here. Poor building quality, constant water leakage with a horrible maintenance administration. I constantly make appointments to fix problems in the apartment and I just finished my first year. After the first year, the free maintenance one year trial contract expired but they do not offer paid renewal contracts for maintenance. You have to pay for every maintenance process separately without any available maintenance contract to buy. Panel gaps in the shower allowed water between the panels. whenever I clean the panel gaps, sometimes tiny worms come out with the water. I am constantly trying to make sure to keep these gaps dry and cleaning it to stop any infestation. I can almost hear anything from the other side of the walls. I can hear their water running through the sink drain and in the pipes. I can hear anyone moving furniture. The AC maintenance is horrible. I asked to clean my filter and they charged me for it then asked to charge me again because they say they need to cut a hole to cheap for other problems. I have never seen such bad maintenance planning and services. I also am an electric car owner and was promised to be provided solutions for charging. I was denied my own solutions and was forced to wait until they make chargers that they promised about. They never made any chargers for electric cars and now me and many other electric car owners are stuck finding solutions after a long time of waiting. Its sad to say but I regret buying an apartment in almamsha, AlJada nearby is far better. Almamsha simply is a cheap project to profit money with no sign of care. Every review thats 5 stars here is a lie, maybe they are paid to fake the reviews. Update: I listened to Almamsha Alef Customer support's reply to this review and their advice to contact their office by email. I have contacted them and did not get any response. Their replies to the reviews are just done for show, but they do not care.
