My experience with DAMAC Hills 2 has been nothing short of a nightmare. In 2015, I was excited to invest in Avila and contacted Mr. Omar. When villas were sold out, I purchased a corner plot with ample parking space. This decision has led to years of frustration and financial loss. Firstly, when I attempted to switch to a villa later, I was met with delays and hidden penalties. I incurred a staggering 60,000 AED in penalties due to late payments, which were never clearly communicated. It took years, until a helpful individual intervened, to finally have these penalties removed. Then came the issue with selling the plot. DAMAC erected a large electrical building directly in front, obscuring nearly 70% of the plot. This made it incredibly unattractive to potential buyers. After numerous attempts to relocate the building or change plots, I received no assistance. I ultimately had to sell the plot for 1.1 million AED, suffering a 500,000 AED loss from my initial investment of 1.6 million. To add insult to injury, after finally finding a buyer, DAMAC rejected my NOC and demanded an additional 20% penalty on the plot price – another 200,000 AED. This penalty, they claimed, was for not developing the plot since 2016, a fact never communicated to me over the past nine years. Furthermore, I discovered that plots initially sold for 1.6 million AED were later sold for 800,000 AED. This devaluation is not reflective of the general Dubai property market, where prices typically appreciate. My cousin, who bought a villa at the same time, also experienced a similar drastic price drop. I have repeatedly requested the removal of these unfair penalties, but the call center insists it's impossible. DAMAC's practices appear to be designed to extract hidden fees from customers. I strongly advise potential buyers to exercise extreme caution when dealing with DAMAC Hills 2. This has been a deeply upsetting and financially damaging experience. Great for family , run and bike track , gym, playgrounds around the condo , Carrefour , mini mall , Water town , green area , barbecue area , very quite community! Good access for the highways in the UAE!

Hello, I have lived here with my family for 1 year now and I am outraged by many things. Security guards who clearly have a problem with women, I have seen more than once guards let men with a car in for maintenance after the phrase that they are with me. And I can't get into my cluster without millions of questions, what am I doing here? I get stopped by security guards all the time and treated with no respect. The roads, how many complaints do I have to write to get them fixed? Sunroofs stick out, I have a low sports car, at 15 kilometers per hour the car rolls over even though it is allowed 50 kilometers per hour. Why does not anyone from the employees check the roads? Why do the residents have to do it? I will not believe that no one drives on this road. The speed bump at the exit of the central exit is a separate topic. I scratched my bottom on the new hard speed bump at 9 kilometers per hour. Also from cluster 7 have banned U-turn to the community center, and now need to go to the nearest roundabout to go to the store. It used to take 5 minutes to get there, but now it takes 10 minutes.
